Why should I take a Realtor with me when I buy a new home???

Always remember the builder's sales counselor has been professionally trained to represent the builder's interests only. This same rule applies to everyone working for the builder; the project manager, sub-contractors, and the design center staff.  All of these people have one common goal, to build the home in the shortest possible time and to make the greatest amount of profit that is possible.  This is their responsibility to the builder.  Have someone on your side to advocate for you.  A buyer's representative (Realtor) has a fiduciary responsibility under Texas law to you as your agent in the transaction ... not to the builder.

 The Builder picks up the tab for your representation

Realtors in Austin account for over 70% of all new home sales, so the builders have already priced the home to sell with buyer's representation.  The cost of your representation is already factored into the price of new homes. Because of this you won't get a better deal without representation.

To have a Realtor Represent you it is required by the builder that the Realtor call or meet with the builders salesperson before you as the consumer make contact with them.
